About Mrs. Jellyfish

I’m Baaaaack!!

August 1st, 2010 @ 6:20 pm by Mrs. Jellyfish

My life just went from this:

A creditor received a valid judgment against a debtor and promptly and properly filed the judgment in the county. Two years later, the debtor purchased land in the county and promptly and properly recorded the warranty deed to it. Subsequently, the debtor borrowed $30,000 from his aunt, signing a promissory note for that amount, which note was secured by a mortgage on the land. The mortgage was promptly and properly recorded. The aunt failed to make a title search before making the loan. The debtor made no payment to the creditor and defaulted on the mortgage loan from his aunt. A valid judicial foreclosure proceeding was held, in which the creditor, the aunt, and the debtor were named parties. A dispute arose as to which lien has priority. A statute of the jurisdiction provides: “Any judgment properly filed shall, for 10 years from filing, be a lien on the real property then owned or subsequently acquired by any person against whom the judgment is rendered.” A second statute of the jurisdiction provides: “No unrecorded conveyance or mortgage of real property shall be good against subsequent purchasers for value without notice, who shall first record.” Who has the prior lien?

(A) The aunt, because a judgment lien is subordinate to a mortgage lien.
(B) The aunt, because she is a mortgagee under a purchase money mortgage.
(C) The creditor, because its judgment was filed first.
(D) The creditor, because the aunt had a duty to make a title search of the property.

To this:

What types of flowers should be featured in our centerpieces?

(A) Roses, dahlias, and lilies

(B) Roses, lilies, orchids, and gerberas

(C) Roses, hydrangeas, lilies and hypericum berries

(D) Who the hell cares? We’re getting married in a little over a month!! Woo hoo!!

The past couple months of bar exam studying have really put things in perspective for me. I was forced to set aside my wedding checklist (which is now ridiculously long as all the unchecked items for June and July got moved to August). I endured some of the most stressful weeks of my life, filled with massive amounts of self-doubt and anxiety. I sat through a grueling 3-day exam, and lived to tell the tale. But now it’s over, and I have my life back. I also have Mr. Jelly back. Mr. Jelly was deployed the entire summer, so I was on my own from late May until the day after the bar exam (talk about perfect timing!). It feels so good to have him home. I feel whole again.

Home at last!

I’m Baaaaack!! : wedding pleasanton relationships 3 3

The next month is going to be intense. But I’m so excited about it—all of it. Because when it comes down to it, wedding stress is so much less stressful than real life stress. I laugh now when I remember how stressed out I was over my bridesmaids dress color—burgundy or purple? Purple or burgundy? I must have shown the color swatches to 30 different people. In the end, none of it really matters. What matters is that in a little over a month, Mr. Jelly and I will be joined in marriage in front of our nearest and dearest. And no one will notice that our candy bar doesn’t match our color scheme or that we used the wrong font in the programs.

Anyone else take the bar exam (or another major exam) right before your wedding? Did it put things in perspective for you?

I have a friend who Had Her Baby two weeks before the bar. Can you imagine? She passed, and I bet you did too.

Congrats that Mr. Jelly is back because, all in all, that matters the most.

Congrats on completing the Bar! I know you passed. I just took it too and it feels so good to be done! Let’s hope I never have to take it again. Test prep definitely put a damper on wedding planning, but luckily I have plenty of time to work things out. You will survive this month and accomplish all of your tasks. I have complete faith in you. Also, yay for Mr. J’s safe return!

I just finished the bar too!! Congrats on being done. I love the pic of the cat….that is definitely how I feel too. I was not allowed to wedding plan until the bar was over! So excited that I get to devote time to wedding planning now. We are getting married next summer though.

Good luck and hope the bar examiners treat your exam nicely :-)

Congrats on the Bar and Mr. JF coming home. You must feel so relieved. When Mr. G got his green card it was a happy happy day and we felt like we could tackle anything. It is great that you got perspective on your wedding - sometimes that’s all we need! I hope you passed!

I will be getting married a week and a half after the bar exam next summer. To keep my sanity, I am going to have everything done before I start to study. Let’s just hope I’m able to focus! My maids have already promised me that as soon as I’m done with the exam they are picking me up and we are heading straight to Vegas to celebrate/my bachelorette party!

YAY, you finished! We both survived! What awesome timing that he came home right after the exam. :)

It’s true, the stress of the exam is much worse than wedding stress. Wedding stress left me on edge. Bar stress made my face explode. ;)

That bar exam question just gave me repressed flashbacks to my PhD qualifying exam. CONGRATS on finishing!

Phew, Jelly!! I can soooo relate. I got married on June 26th, and I wrote the CRNE (Canadian Registered Nurse Examination) 3 weeks before my wedding!!! While certainly no bar exam, it was an added stress I didn’t really need at that time!

The bar sucks big time.

We got married last year on Spring Break of our 3L year. Two weeks later we’d graduated and spent the first three months of our marriage studying for the bar.

We’d only see each other when we were going to bed, because I’d study at home and the hubby studied at the library.

We both passed, and now I’m not even practicing law…Oh well.

I am taking 3 classes this semester in going back to school for nursing (cause my original degree didn’t really get me anywhere with the economy) Didn’t really plan it out too great and feel in love with a program that I am desperate to get into but had to add an extra class this summer - Genetics online - YUCK! - in order to fulfill the requirements I need for the program that’s deadline to apply is August and starts (hopefully) in January. School is just ten times more important at this moment than the wedding. Luckily the semester ends in 3 weeks and my wedding is exactly two weeks after my last final. After that though I am off for a semester before the program starts in Jan and will enjoy every second of newweddediness. Wedding stuff is not really getting dealt with till classes and over and luckily my FH picked up a lot of things to cover for me.

Congrats on finishing the bar! I took Part One of the National Dental Boards in late May, but if I failed it meant I would have to retake them right after the honeymoon! I was stressed but I passed! Now just to get through 5 finals and I will have only 16 days to go til the big day!

Congrats on finishing the bar! Studying for the bar was the worst time of my life, so I totally know what you were going through. But yay, time to wedding plan guilt free!

Congratulations on being DONE! My FI just took the bar too, so I feel your pain! I asked him what he wanted to do Wednesday night to celebrate, and I just heard incoherent things followed by “whiskey.”
